With regards to Client-based project management, Trico's role and responsibilities include, but are not limited to:

• Manage and drive design, feasibility and approval stages
• Identify and appoint consultants, assemble project team
• Chair PCG meetings and prepare initial budget cost report
• Provide advice on practicality, ability to build, and cost effectiveness for proposed design solutions
• Identify potential design issues and formulate strategies for logistical issues

Design and Construct

Trico Constructions offers a Design and Construction service for any size and type of building project. The use of both in-house design resources and construction advice from experienced construction personnel ensures the creation of an efficient and economical design. The Design and Construction service that Trico Constructions offers, positions Trico Constructions as your preferred building partner.

In the planning of building projects, Trico recognises the close relationship between design and construction. The use of an integrated system allows Trico to proceed with the planning of both design and construction simultaneously, examining various alternatives which are desirable from both viewpoints and thus eliminating the necessity of extensive revisions. Furthermore, the review of designs with regard to their constructability can be carried out as the project progresses from planning to design.

The Design and Construction Process can be broken down into five stages:

1. Initial Consultation
This stage is used to determine a client's needs, creating a design brief, setting a preliminary target budget and planning a project time frame.

2. Design Concepts
Defining a project scope, creating design sketches and pricing a project cost estimate.

3. Design Development
Development of preliminary architectural plans and elevations, specification of finishes and fixtures and confirmation of project costs.

4. Design Approval
Final design drawings, specifications and schedules are presented to the client for final approval. At the same time Trico Constructions will issue the approved design to council for approval.

5. Construction
Trico will ensure all statutory requirements are met and appropriate approvals are received. The final contract price is agreed and construction commences.

Cost Plus

Trico Constructions offers a Cost Plus Contract service for any size and type of building project.

Benefits of a cost Plus contract over fixed price contract include:

• A full Price Bill of Quantities is supplied to use as a budget during construction
• Their estimates allow for onsite Foreman Duties by Trico's tradespeople
• Budget cost comparison guides are provided on a fortnightly basis (on average)
• Allows clients more flexibility to use preferred suppliers
• Clients can take advantage of builder's discounts on materials and trades
• You are able to build using the same method a builder would use themselves, allowing you to build by the most efficient means
• More control for clients who wish to be involved in the decision making throughout the project
• Generally there are fewer variations and the higher rates for contingencies included in a fixed price contract can either be removed for a saving or diverted to other areas
• You can take advantage of using some trades at day rates as most builders do. This avoids risks associated with trades rushing to complete
• Less paperwork. Weekly site meetings with fortnightly progress cost reports allow flexibility for you to make decisions regarding budget
• Builders margin is less on a Cost Plus Contract
